Where can I locate a mini home?

In a nutshell, there are two options for mini homes: 1) private land and 2) land leased communities (LLC). If you put a mini home on private land this gives you more privacy but you are responsible for purchasing the land and preparing it for a home (including cleaning costs, well, septic, driveway, power lines, etc) as well as your property taxes. With a LLC, you choose the site you want in a conveniently located community, and it is fully completed, and awaiting your new home. Your lot fees include your water consumption, maintenance for any water line / sewer work, and will also decrease the cost of your taxes, as you will only be paying a much lower occupancy tax (assessed on the valuation of the home only) as you do not own the land, as you would with property taxes.
